Kristian Augusts gate 7A was originally built in 1855 and bears the stamp of an old-fashioned and inefficient land layout. As new owners, Karlander Eiendom wants to rehabilitate, upgrade and make the property more efficient. The plan is to ensure sustainable operations and raise the quality level so that the office and catering areas meet today's standards with a unique identity. The project involves a gentle renovation of the facades, extension of existing volumes and upgrading of office areas with the establishment of a lift and new staircase solutions. The backyard retains its outdoor identity, while a full glass roof allows air-conditioned year-round use. The new glass-covered courtyard will become a multi-functional space that will function as the social heart of the building, both as a social area and canteen for office areas as well as "outdoor dining" in the evening for the reception rooms facing the street. The measures will result in today's separate areas being tied together into a new coherent complex with the former backyard as a hub in the middle.

The rehabilitation project of the historic villa at Lagåsen from 1924, originally designed by Magnus Poulsson, is an extensive project that aims to revive the house's architectural and historical values. The villa consists of three floors and a raw attic, with a total floor area of approximately 540 square meters of usable area (BRA), and is located on a plot of land covering 2,805 square meters.

The project includes a complete renovation and rehabilitation of the interior, as well as the replacement of all windows in the facade. In addition, the outdoor areas will undergo a park-like upgrade. It is an important goal to preserve the house's historical and architectural values as far as possible, while at the same time placing great emphasis on aesthetic solutions that provide seamless transitions to the existing situation. Material selection and details will be of a high quality to ensure that this stunning villa is restored to its original glory and is equipped to last for at least another 100 years!

The project will be completed in autumn 2023.

Lilleakerveien 47 and other properties is a retail development project in Oslo which aims to open up for increased utilization within the planning area and to facilitate more housing.

The planning proposal includes the construction of 105-115 new homes in an area close to a station. The height of the new building varies between 2 and 7 storeys, and none of the buildings will be higher than Ullernhjemmet's elevation. In order to achieve a car-free residential area, underground parking garages will be established.

Ullernchaussée 117/119 is currently regulated for conservation, and in the planning proposal Lilleakerveien 47 will also be regulated for conservation. Arrangements will be made for four new residential units in the attic of the existing building at Lilleakerveien 45.

The regulatory plan ensures a comprehensive development of the area with optimal utilization, instead of fragmentary development within the existing property boundaries.

The plan will add new qualities to the area by opening up private gardens to the public, through the creation of walkways that will provide better access and shortcuts to tram stops both at Lilleaker and Sollerud.

The use of materials in the area will mainly consist of natural materials such as brick, wood, glass and concrete. Emphasis will be placed on combining the materials in a way that both ensures variety and an overall visual expression for the area.

Parts of Jonas Dahls vei, Lilleakerveien and Ullernchaussée will be re-regulated to achieve a more appropriate design that prioritizes traffic safety and accessibility for pedestrians and cyclists.

The extension to the Oslofjord conference center is a multifunctional structure that plays a decisive role in the Oslofjord Village facility. This impressive building has large glass facades facing south and west, and an overhanging wooden roof that creates an inviting atmosphere in the surrounding outdoor areas. The main entrance is strategically located to the south-west by the promenade and the party area.

In combination with the existing conference center and the promenade, the extension acts as a central hub and forms a completely new party space. This party space is versatile and has been designed for easy setup of tents and other equipment for large events.

The extension contains a number of functions that complement the existing conference centre, in order to offer first-class experiences in line with today's needs for events. This includes conference facilities such as meeting rooms and event rooms in various sizes, as well as storage space and other logistics facilities to service the entire facility.

The building, which consists of two floors, is carefully integrated into the terrain with a clear horizontal expression. The public functions are gathered at ground level, with openings facing south-west towards the promenade and the festival grounds. This floor includes several meeting rooms of various sizes and a versatile "black box" main hall that can be divided into smaller sections to accommodate several events at the same time. A spacious vestibule is located between the main hall and the party square, and also serves as a separate event area for gatherings and exhibitions. The main hall, the vestibule and the party area can be easily connected through large doors and gates.

Play walls give a light, tactile and natural feel.

The service functions are concentrated on the lower level in plan 1. These functions serve both the extension and the existing conference center and include a commercial kitchen, goods delivery, technical rooms and storage. The warehouse in the basement extends outside the building's footprint and below the new party space. Efficient vertical connections with goods lifts between the commercial kitchen and the storage areas ensure fast serving of food in the halls above and on the party grounds during events. Level 1 faces northeast and is connected to the new economy farm for the entire facility, providing an efficient platform for the distribution of goods, food and services to the entire facility through a network of underground tunnels.

The hotel is built in two phases. The first construction stage of 17,000m² and 300 hotel rooms was completed in 2010, while the second construction stage adds approx. 8,700m² and 214 new rooms.

The later expansion was planned at the first stage of construction so that the expansion is experienced as a seamless continuation. As an efficient airport hotel, important criteria in addition to aesthetics have been functionality, operating economy, sound problems and the environment, energy use and choice of materials.

Time had passed a little from what was once a great villa and the new owners wanted an upgraded home with a modern look. The rehabilitation shows how a building can be transformed with simple architectural measures without changing the shape as a whole. The house opens up to the view of Snarøykilen with new large windows, the roof gets a sharper look with zinc sheets, facade panels are given new shapes and colors and an extended, polished concrete terrace with swimming pool and barbecue area activates the outdoor areas. Inside, the house is being upgraded with a program that meets today's quality requirements and is designed for an active family and their specific needs and wishes.

This project involves the extensive renovation and remodeling of an office and warehouse building from the 1980s, with the aim of improving the building's visibility and giving it a distinct quality and identity that attracts both new and existing tenants. This includes an upgrade of the building's exterior and interior, as well as the outdoor areas.

To welcome visitors, the main entrance is now adorned with an eye-catching pergola. Inside the building, a common area creates a dynamic connection between the two office floors, with an elegant oak wooden pilaster wall that leads the eye to the south, where one can enjoy an impressive view of green fields and the lively E6.

The renovation was initiated on the basis of necessary additional insulation and facade upgrading, combined with a desire to raise the standard after several decades without significant improvements. The building has had extra insulation (approx. 200 mm) added to the walls and roof, and is now clad in a perforated metal facade that discreetly hides sun shading and various equipment.

Inside, the southern part of the building has undergone a transformation from divided cell offices to an open office landscape on the second and third floors. In the northern section, most of the floor separation between the second and third floors has been removed to create a unique floor with high ceilings and a smaller mezzanine floor, which now houses two separate units for office and storage use.

Furthermore, a new bakery on the first floor of the southern section contributes to creating a vibrant environment around the building, which counteracts the nearby industrial and busy traffic environment. The outdoor area has been terraced and planted, and now offers attractive seating for a coffee break or a meal in the green, weather permitting.

The project name "Fri sikt" refers to the open view that characterizes the development. With a location facing a spectacular view of the fjord and the mountains, it has been essential to ensure that the design of the buildings is aligned with this. The homes attract daylight, and the buildings are optimized for sunlight and wind protection. The balconies are large and provide opportunities for furnishing in zones of up to 3×3 metres. The design of the buildings gives a "light" impact on the site, while the external materials are solid and have a long life. The outdoor areas invite social gatherings and closely link the fjord landscape with life among the buildings.

In Fredrikstad's Cicignon Park, together with Nordic Group Holding, we have collaborated with the Norwegian University of Environmental and Biosciences (NMBU) to create a blue-green district. The old hospital areas have two high-rise blocks which are being rehabilitated and upgraded as part of the project. Production of concrete has a significant CO2 footprint, so by utilizing the existing buildings, you make good use of already built concrete structures.

NMBU is working on developing systems to convert waste into energy, pool quality water and fertilizer for urban agriculture. This will apply to the entire area with up to 1,000 residential units. Each home will have its own balcony, both for urban agriculture and recreation. The balcony can be closed like a conservatory and has a large flower box with wires for climbing plants. Fertilizer will be available from the biogas reactor (waste).

The new district will have its own circular economy with greenhouses, renewable energy and heating. The project is planned as a high-tech ecosystem with urban agriculture in an area of approximately 80,000 m2. The project is partly made possible with funding from SiEUGreen, the EU research project on sustainability, urban agriculture and smart cities.
